Tax Credit Extension to Home Buyers

The original homebuyer tax credit was enacted in 2008. It was written and expanded this year with a November 30th expiration date. It offers an extension to cover homes under contract by April 30th 2010.
In addition Congress also had proposed it no longer to be limited to first-time buyers.
They have also adjusted the income limited for those applying, making it available for more people to qualify.
Most Real Estate professionals say this tax credit is turning the market around.


I think expanding the guidelines to current homeowners and increasing income limits can only be a positive for the housing market.’

Beware of online scams

Ebay Scam - You get an email that says that a customer didn't receive their product. They want you to click and respond to the customer. DON'T RESPOND. Many times these emails want to get your log-in and password. If you get an email that CLAIMS to be from Ebay (or Paypal, etc.) GO TO YOUR ACCOUNT and see if it's really there.Paypal scam - You put an ad in craigslist or backpage.com selling an item. Someone tells you that they want your item but can't pay cash. They can send you a Paypal payment and require you to send the item AS SOON AS YOU GET YOUR email, allegedly from Paypal. What you will then receive is an email from "PayPal" saying that the person that sent the money has been approved but the money won't clear until you send your item. IT'S A SCAM. Always verify your ACCOUNT to see if monies are there..

Texting while driving- Really, what it comes down to is, if you think people shouldn't be able to drive drunk, consider
that this is twice as dangerous as that and that kind of ends the debate. According to National Highway Traffic Safety
Administration data, three-fourths of auto crashes, involve a driver distracted within the three seconds before an accident. As an experiment, editor Eddie Alterman drove a car rigged with a red light to alert him when to brake. Alterman, driving the car at 70 mph, was tested sober, when legally drunk (.08 blood alcohol), when reading an
e-mail and when texting. These were the results:



Unimpaired: .54 seconds to brake, 13 feet reaction distance.

Legally drunk: Add four feet; 17 feet reaction distance.

Reading an e-mail: 129 feet. •

Sending a text: 319 feet. •

A Virginia Tech Transportation Institute study found that the risks of texting generally apply to all drivers but that when big-rig truck drivers texted while driving, their collision risk was 23 times greater than when not texting. • Article by Julie Delcour

I love the option in using audio books in the car while I'm driving. I can get more books 'read' during that otherwise down time. It takes some getting used to and some narrators are better than others. What do you think? Have you used audio books before?

H1N1 or Otherwise


With Flu Season around the corner, it is time to take precautions.
· Some employers may offer free flu shots to their employees.
· Others may contact the Health Dept, their local pharmacy , or doctor for a charge.

The seasonal flu vaccine has very limited or no protection against the new virus, novel H1N1 (swine flu). Use Precautions:
Stay away from the workplace for 24 hrs after your fever has returned to normal
· Wash your hands with soap & water for 20-30 seconds frequently
· Cover your mouth & nose when coughing or sneezing
· Regularly clean common work surfaces
· Please note that most people infected with novel H1N1 have a very mild illness
· City of Tulsa employees may have the H1N1 vaccine available to them

The CDC has developed a list of target groups who should receive the H1N1 vaccine first.
1. pregnant women
2. household contacts or caregivers for infants younger than six months;
3. healthcare workers and emergency responders;
4. children and young adults 6 months to 24 years of age, and
5. persons aged 25 to 64 years who are at great risk for influenza related complications because of underlying chronic health conditions

When parents should butt in or butt out

Should parents get involved in their children's issues?
1. Your child has an unreasonable amount of homework. First make sure that your child is not wasting time and actually doing their homework. Set goals for your child to meet an assignment, if needed then meet with the teacher
2. Another adult lectures your child. If the conversation is to keep your child safe, then let the other parent finish. If the adult is speaking to your child harshly, butt in and introduce yourself.
3. Your child didn’t get invited to a birthday party. Do not make an issue of it.
4. Another kid is bullying your child on the playground. It is better to equip your child with skills to stay safe and empower them to resolve the situation on their own.
5. Your child's coach seems harsh. If it is upsetting your child then yes but remember tough love can sometimes be beneficial on the field.

'Cash for Clunkers' contains roadblocks :

If you want to trade in your junker for a new vehicle under the federal government's "Cash for Clunkers" program,
you'll have to act fast. The program expires Nov. 1 or when it runs out of money — and qualifying for the vouchers
isn't as simple as you might think. Does your clunker qualify? You qualify for the program only if the vehicle you plan on trading is drivable, is less than 25 years old, has adhered to state insurance laws and has been registered
under your name for at least one year. The vehicle also must have had a combined city/highway mileage of 18 miles
per gallon or less when new. Calculate the rebate's size If you meet the requirements, you'll get a $3,500 rebate if
the car you're buying gets 4 to 10 miles per gallon more than the one you trade in, and $4,500 if it's more than
10 mpg. The new car must get at least 22 combined miles per gallon to receive a voucher. (Trucks have a lower standard.) Is voucher worth it? Does the voucher give you the best deal for your tradein? Go to the Kelley Blue
Book site at tulsaworld.com/kelleybluebook and look up estimates of what your car would be worth if you traded it
in or sold it to a private party. The perfect "cash for clunkers" trade-in: a 1994 Oldsmobile Cutlass Supreme, which
Kelley Blue Book estimates is worth $700 to $2,130, depending on the car's condition. The voucher would give
you at least $1,400 more. Research your new car If all this still leaves you wanting to participate in "cash for
clunkers," your final step would be to do your homework on the new car you want to buy. Consider the options

A new federal student loan repayment plan goes into effect this month that could dramatically reduce payments for highly indebted borrowers.Called "income-based repayment,"
It's the newest of six repaymento ptions for federal student loans. Repayment doesn't base payments on a set payoff date. The payments are based on the borrower's income. The less you earn,the less you pay. This plan says that any borrower who has faithfully made payments for 25 years can have his or her remaining loan balance forgiven or wiped away at the end of that time. In addition, if you work for government or a nonprofit and repay for 10 years, you could have your loan balance wiped out under the Public Service Debt Forgiveness program. Depending on your income, your debt and the number of people in your household.
